As the authorised UK retailer for Hetki, we guide you through every stage of the process — from initial consultation and customisation through to delivery, installation, and final handover. Our role is to ensure your Hetki Cabin or sauna is delivered, installed, and ready for use with absolute clarity at every step.

Step 1: Initial Consultation

  • Your journey begins with a consultation with our UK Hetki team.

We discuss:

  • Whether you are purchasing a Hetki Cabin, sauna, or complete outdoor wellness space
  • Residential or commercial use (home, spa, hotel, retreat or hospitality venue)
  • Placement, access, and site conditions
  • Design preferences, finishes, and optional upgrades
  • You are welcome to share photos or videos of your proposed location at this stage. This allows us to assess access, lifting requirements, and suitability early, avoiding delays later in the process.

Step 2: Design, Specification & Quotation

  • Once we understand your requirements, we will finalise the specification of your Hetki Cabin.

This includes:

  • Exterior colour, glazing and door options
  • Interior features, including lighting, radiator and layout
  • Electrical configuration (pre-wired, plug-and-play model)
  • Commercial considerations were applicable

We then provide:

  • A clear quotation
  • Dimensional drawings and floor plans
  • Foundation and site preparation guidance

Step 3: Site Access & Delivery Planning

  • Before confirming delivery, we plan logistics carefully to ensure a smooth installation.

We will:

  • Review site photos and access routes
  • Confirm that your location is accessible by a heavy goods vehicle and crane
  • Determine whether a truck-mounted crane or external lifting equipment is required
  • In more complex locations, specialist lifting solutions may be needed. These are always discussed and agreed upon in advance.
  • If decking, paving, curbstones or landscaping is planned around the cabin, we recommend that these works be completed after the cabin has been installed.

Step 4: Ground & Foundation Preparation (Customer Responsibility)

  • A correctly prepared foundation is essential for the performance, safety and longevity of your Hetki Cabin.

The foundation must:

  • Be even, strong and stable
  • Support up to 2,000 kg, including occupants
  • Suit the soil and ground conditions of your site

Suitable foundation options include:

  • Reinforced concrete slab or pad
  • Strong patio or paving on a compacted base
  • Crushed gravel with structural support

The base should:

  • Extend beyond the external dimensions of the cabin
  • Provide an air gap of approx 15–20 cm beneath the structure
  • Prevent timber from contacting ground moisture
  • We strongly recommend consulting a qualified builder, architect or structural engineer to confirm suitability. Foundation drawings and guidance are supplied as part of the purchase.

Step 5: Delivery of Your Pre-Assembled Hetki Cabin

  • Your Hetki Cabin is delivered to the site as a fully pre-assembled structure, not a flat-pack or modular kit.

This approach offers significant benefits:

  • Faster installation

  • Reduced risk compared to on-site construction
  • Delivery is typically carried out by truck, with lifting handled by a crane integrated into the vehicle or an external crane where required.

Step 6: Installation by Our UK Installation Team

On delivery day, our experienced UK installation team will:

  • Lift and position the cabin onto its prepared foundation
  • Level and secure the structure
  • Carry out final checks and visual inspection
  • This ensures the cabin is correctly installed and ready for final connection.

Step 7: Electrical Supply & Connection (Customer Responsibility)

  • All Hetki Cabins are delivered with internal electrical wiring completed. However, the external electrical supply is the responsibility of the customer.

You must:

  • Provide a suitable power supply to the cabin location
  • Engage a qualified, registered electrician
  • Ensure compliance with all UK electrical regulations and certification requirements
  • ⚠ Our installation team does not carry out external electrical works, mains connections, or certification. We strongly recommend arranging your electrician well in advance so that power is ready for connection immediately after installation.

Step 8: Drainage & Final Site Considerations

  • Hetki Cabins include integrated guttering and floor drainage options.

  • Any drainage system must allow water to safely disperse away from the structure
  • Adequate clearance should be left around the cabin for airflow and durability

Electrical Supply & Installation Guidelines: Hetki Cabin

Project: Insulated Living & Workspace (Non-Sauna)

To ensure the safety and longevity of your Hetki Cabin, please provide this document to your qualified electrician. All installations must comply with BS 7671 (IET Wiring Regulations).

⚠️ Mandatory Advisory: Electricians' Discretion 

Every property is unique. Factors such as the distance from your main consumer unit, the method of cable burial, existing household electrical demand, and local earthing conditions (TT vs. TN-S) will dictate the final technical specifications.

The data provided below are estimates for preliminary planning. You must always defer to the formal calculations and professional judgment of your certified electrician regarding cable sizing, circuit protection, and earthing methods.

1. Internal Specification (The Load)

The Hetki Cabin is typically equipped with a pre-installed internal "looming" kit designed for standard office or guest room use:

  • Heating: Integrated Electric Radiator (Climate Control).
  • Lighting: Internal LED strip lighting and/or ceiling fixtures.
  • Power: Standard internal 13A sockets for laptops and small appliances.

2. Electrical Supply Requirements

The cabin requires a 230V Single-Phase (UK) supply.

  • Standard Load: Most Hetki Cabins operate efficiently on a dedicated 16 Amp supply.
  • Heavy-Use Load: If you intend to use high-draw appliances (e.g., kettles, heaters, or high-end servers), your electrician may specify a 32 Amp supply.
  • Calculation Reference: Watts / Volts = Amps

3. Site-Specific Variables (Why your Electrician decides)

Your electrician must perform a site survey to determine the following:

  • Voltage Drop: If the cabin is a significant distance from the house (e.g., 30m+), a much larger cable diameter than the standard minimum will be required to ensure the radiator and electronics function correctly.
  • Total Home Load: Your electrician must verify that your property’s main incoming fuse can support the cabin, along with existing high-load items such as EV chargers or electric showers.
  • Earthing System: Exporting a PME (TN-C-S) earth to a garden building requires specific safety checks. Your electrician will decide if a separate Earth Rod (TT System) is required.

4. Mandatory Technical Standards

  • SWA Cabling: The supply from the house to the cabin must be Steel Wire Armoured (SWA) cable, buried at the correct depth and marked with warning tape.
  • RCD Protection: The circuit must be protected by a 30mA RCD/RCBO at the source.
  • Isolation: A local double-pole isolator switch or a dedicated mini-consumer unit must be installed at the cabin for emergency shut-off and maintenance.
  • IP Ratings: Any external connection points or outdoor lighting must be rated IP65 or higher.

5. Regulatory Compliance & Liability

All electrical work must be tested and commissioned by a registered professional. A Building Regulations Compliance Certificate (Part P) should be issued upon completion.

Delivery & Installation +

The Hetki Cabin is delivered to the UK as a fully pre-assembled, plug-and-play unit, ensuring a fast, efficient installation with minimal disruption. Unlike flat-pack garden rooms or on-site builds, this approach guarantees superior build quality, quicker setup, and long-term performance.

Installation is handled by the Balance Recovery installation team, with clear responsibilities outlined below to ensure a smooth and compliant process.

1. Pre-Assembled & Plug-and-Play Benefits

Your Hetki Cabin arrives fully assembled, with internal electrics pre-installed at the factory. This provides several key advantages for UK customers:

  • No on-site construction or structural assembly
  • Reduced installation time and labour costs
  • Consistent Finnish build quality
  • A faster route to use and enjoyment

The plug-and-play model means all internal systems are ready for connection; however, the final electrical connection must be completed by a qualified electrician.

2. Access, Delivery & Lifting Requirements

Before delivery, we will discuss and confirm the exact placement location of your cabin. Customers are encouraged to send photos of the site in advance to their Hetki retailer or Balance Recovery to ensure a safe and efficient delivery.

  • The cabin is typically delivered by a heavy goods vehicle
  • Your site must be accessible by a truck and crane
  • Lifting is typically performed using a crane mounted on the delivery truck

In more complex locations or longer lifting distances, an external crane may be required. In rare, highly challenging locations, specialist lifting methods may be necessary. If your cabin will be surrounded by decking, paving, or kerbstones, they should be installed only after the cabin has been positioned.

Ensuring clear access significantly reduces delivery time, cost, and risk.

3. Ground & Foundation Requirements

A correct foundation is essential for the performance, safety, and longevity of your Hetki Cabin.

The foundation must be:

  • Even strong and stable
  • Capable of supporting up to 2,000 kg, including occupants
  • Designed according to local soil and ground conditions

We strongly recommend that the site be assessed by a qualified architect or building engineer before installation. Dimensional drawings, floor plans, and foundation guidance will be supplied with your purchase.

4. Recommended Foundation Types

Suitable bases include:

  • Concrete pad or slab
  • Reinforced patio or hardstanding
  • Paver blocks or garden slabs on a solid base
  • Crushed gravel base with structural support

If installed on a patio or deck, it must be designed to support the cabin's full load.

5. Key Foundation Guidelines

  • The base should extend beyond the external dimensions of the cabin.
  • The cabin must not be installed directly on lawn, loose slabs, rubble, gravel, or bare ground.
  • A 15–20 cm air gap beneath the cabin is required for ventilation and moisture control.
    Reinforced pillar foundations are recommended at all four corners and beneath the door wall.
  • Bitumen roofing felt must be placed between the foundations and timber to prevent moisture absorption.
  • In colder conditions, we recommend 5–10 cm of ground frost insulation beneath the base to prevent frost movement and thermal bridging.

6. Drainage & Exterior Clearance

Hetki Cabins include:

  • Integrated water guttering
  • A floor drain that can be connected to a soakaway or drainage system
  • The drain location is clearly marked in the supplied dimensional drawings. Please ensure that all water can safely drain away from the cabin.

For durability and ventilation:

  • Do not place the cabin too close to trees, bushes, or plants
  • Leave adequate space around the structure to allow airflow and drying

7. Electrical Supply – Customer Responsibility

While the cabin arrives internally wired, the external electrical supply is the responsibility of the customer.

This includes:

  • Providing a suitable power supply to the cabin location
  • Ensuring compliance with UK electrical regulations
  • Engaging a qualified, registered electrician to complete the final connection and certification

⚠ Balance Recovery does not carry out external electrical work, mains connections, or certification. We strongly recommend consulting your electrician early to ensure everything is ready before installation day.

8. Professional Installation by Balance Recovery

On installation day, the Balance Recovery team will:

  • Position the cabin using appropriate lifting equipment
  • Level and secure it onto the prepared foundation
  • Complete final checks and handover

Electrical connection and certification must be completed separately by your appointed electrician.

Warranty +

1. Scope of Limited Warranty

These general limited warranty terms and conditions (hereinafter referred to as the “Warranty Terms”) are complied within all deliveries between Hetki Finland Oy Ltd (hereinafter referred to as the “Supplier”) and another party (hereinafter referred to as the “Customer” or “Customers”) for all products manufactured, sold, supplied and marketed by the Supplier (hereinafter referred to as the “Product” or “Products”), unless otherwise expressly agreed in writing.

The Product is a Hetki outdoor sauna, an assembled, ready-made, small Finnish sauna cabin intended for outdoor use. The exact delivery content of the Product is defined in each specific order and delivery documents.

The Warranty Terms shall be applied solely to the deliveries of the Product for private use to retail consumer Customers. By private use is meant deliveries to a household or leisure home of consumer Customers intended for a family or similar.

This limited warranty does not cover deliveries for public/commercial use, and the warranty is void if the Product has been used for commercial applications. By public/commercial use is meant deliveries of the Product for, inter alia, public and commercial activities, in hotels, camping, rental saunas and spas, leisure centres, gyms, apartment complexes, workplaces or similar.

The Warranty Terms supersede all general terms and conditions used by the Customer in matters governed by these Warranty Terms.

2. Limited Quality Warranty

The Supplier guarantees the quality and function of the Product during the warranty period and that the Product meets agreed specifications and is suitable for normal use.

The Supplier shall provide a limited warranty against any potential manufacturing and material defects.

The Supplier is not responsible for errors due to normal wear and tear or circumstances or events after delivery that are not due to the Supplier, such as installation errors or incorrect use or maintenance of the Product.

3. Warranty Period

The following warranty period is valid:

  • For the wooden log frame, a five (5) years warranty;
  • For the workmanship, a two (2) years warranty;
  • For the roof, floor, window, door, sauna benches, a two (2) years warranty;
  • For the electrical sauna heaters and control panels/systems, wood-burning sauna heaters, pots and chimneys, a two (2) years warranty;
  • For the lights and electrical parts, a two (2) years warranty;
  • For the sound system and accessories, a one (1) year warranty;
  • For the other components, a one (1) year warranty.

The warranty period begins when the Product has been delivered to the Customer.

4. Correction of Errors

The Supplier has the right to determine whether a defective Product is to be repaired, replaced with a new Product, replaced partly with a part of the total Product (e.g. replacing a defective sauna heater with a new heater), or if the Customer will receive compensation corresponding to the purchase price prevailing at the time of purchase.

When replacing a defective Product or a part of the total Product (e.g. a sauna heater), it is replaced free of charge with a new product or a part of a product of the same type and quality. If the Product or a part of it in question is no longer manufactured at the time of fault reporting, the Supplier has the right to supply a similar product or a part of it.

The Customer shall be entitled to obtain a warranty on a replaced Product, or a part of the total Product, that is of the same duration as the original warranty.

If a defective Product is to be repaired, repair is usually performed at the Customer’s site, unless otherwise agreed.

The guaranteed heater will always be repaired if possible. Replacement of the heater is only possible in exceptional cases, and even then, only with the permission of the heater manufacturer’s technical customer service. The warranty service generally includes both labour and parts.

The Supplier shall be under no obligation or deemed to be in default for any delay or failure in performance resulting from causes beyond its reasonable control (e.g. strikes, floods, earthquakes, epidemic, pandemic, etc.), including but not limited to delay in servicing due to non-availability of spare parts and/or accessories.

5. Customer’s Duty of Review and Complaint

The Customer must review the Products immediately after the Products have been delivered, by duly and properly inspecting the quantity, composition and quality of the Product upon receipt.

In the event of transport damage or if something is missing from the bill of lading/order, it must be reported directly to the transport carrier upon receipt of the Product. Visible defects or transport damage must be notified before the Product is installed.

The Customer must notify the Supplier, or the Supplier’s authorised retailer where the Product was purchased, about defects or malfunctions of the Product within two (2) weeks after the Customer has discovered the error or should have discovered it.

Complaints must be made in writing, and they must include photographs and/or video of the defect or malfunction.

In the event of a defect in the Product, use of the Product must be stopped immediately.

6. Conditions and Limitations of Warranty

The limited warranty shall only be valid if the Product has been purchased from the Supplier or the Supplier’s authorised retailer. The Customer's purchase receipt of the Product is valid as proof of warranty.

The limited warranty is subject to the conditions that the Product is placed and installed, used and maintained appropriately according to the Supplier’s instructions and recommendations and according to the instructions of the manufacturer(s) of the sauna heater and other main parts/components of the Product.

The Owner´s Manual, including the Supplier’s instructions and recommendations, is provided on the Supplier’s website (https://www.hetkisauna.com/) and upon the delivery of the Product.

The instructions for the sauna heater, which is included as part of the Product, are provided on the heater manufacturer's website and with delivery of the Product.

The limited warranty applies only to original production defects, not errors that arise when changing the function or appearance of the goods. The warranty extends only to manufacturing and material defects and does not cover any damages resulting from mishandling of the Product by the Customer.

This warranty does not cover regular required maintenance of the Products, such as cleaning and staining or tightening of threaded rods and other maintenance referred to in the Owner´s Manual.

The Customer shall waive the right to exercise the rights arising from the warranty if he:

  • Has failed to duly and properly inspect the quantity, composition and quality of the Product upon the receipt thereof, if a deficiency of the Product could have been detected in the course of a reasonable inspection;
  • Has failed to notify the Supplier or the Supplier’s official distributor or the transport carrier of a deficiency detected in the Product promptly;
  • Has submitted false information in relation to the Product or an instance covered under warranty.

The limited warranty does not apply to:

  • Damages (including scratches, marks, staining, etc.) or malfunctions caused by normal wear and tear;
  • Damages or malfunctions caused by inappropriate installation or maintenance of the Product, its misuse, abuse, or use otherwise than intended, or negligence;
  • Unauthorised modifications and installations of altered, additional, supplementary or compensatory details incorrectly carried out by unqualified persons without specialist knowledge, and/or improper use of those details;
  • Unauthorised repair during the warranty period by persons other than the Supplier or a person authorised by the Supplier;
  • Damage, breakage or non-functioning resulting from unforeseeable circumstances (vandalism, fire, flooding, etc.), force majeure, or due to rodents, ants, etc., or if the Product has been exposed to excessive dampness, humidity, wind, corrosion (including but not limited to excessive corrosion by seaside), or other extreme environmental conditions.

The limited warranty only covers the replacement or repairs of defective parts of the Product and does not extend to other direct and/or indirect expenses and/or damage caused due to a defect or failure of the Product.

The Supplier shall under no circumstances be held liable for consequential or indirect damages such as lost production, reduced sales, loss of operating profit, loss of contract or loss of user benefit.

Under no circumstances shall the Supplier or its representatives, distributors and retailers be held liable for injury to any persons or damages to any properties.

The Supplier is not liable for any damages or harm related to the purchase or use of products, services, resources, content, or any other transactions made in connection with any third-party purchase and/or installation which are altered, additional, supplementary or compensatory to the Supplier’s original Product.

Complaints, claims, concerns, or questions regarding third-party products and services should be directed to the concerned third-party. This limitation of liability includes, inter alia, any purchase and/or installation of sauna heaters other than those which have been installed and delivered explicitly by the Supplier.

The Customer should be aware and accept that wood, as the main material of the Product, is a natural living material which does not have the same properties or consistency as synthetic products.

Over time, wood may mature, move, settle, crack or bend, its colour may weather and alter, and wood resin may occur. These are natural characteristics of wood and do not indicate that the Product is defective.

The warranty does not cover such changes in the Product due to the natural qualities of the materials used.

The Customer should be aware and accept that apart from weathering and altering over time, the same colour shade may look somewhat different on different wooden materials and parts of the Product (e.g. walls, frames and boards, ceiling panels, floor, benches).

7. Changes to Warranty Terms and Products

The Supplier reserves the right, at its sole discretion, to update, change or replace any part of these Warranty Terms without notice by posting updates and changes on its website (https://www.hetkisauna.com/).

8. Validity

These Warranty Terms apply from 1.1.2021 until further notice.

9. Governing Law

We take pride in delivering high-quality, made-to-order saunas designed to meet your unique specifications. Because each sauna is individually crafted, our returns and refund policy reflects the bespoke nature of these products.

Why Returns Are Limited for Made-to-Order Saunas

Each sauna is custom-built according to specific customer requirements. As these items cannot be resold or restocked, we are unable to accept returns or offer refunds once the production process has begun.

Please review all details of your order carefully before confirming, including dimensions, features, and finishes.

  • Our Policy in Detail: Customisation Acknowledgement: By placing an order, you acknowledge that your sauna is a bespoke product created to your specifications.
  • Non-Returnable Items: Once production has commenced, cancellations, returns, or refunds are not permitted unless the product arrives defective or damaged.
  • Damaged or Faulty Products: If your sauna arrives with visible damage or a manufacturing defect, please notify us within 48 hours of delivery.

We will assess the issue and may provide a repair, replacement, or refund, depending on the circumstances.

  • Right to Cancel (Before Fabrication): You may cancel your order before fabrication begins, subject to an administrative fee.

Products must be of satisfactory quality, fit for their intended purpose, and accurately described. If your sauna fails to meet these standards, we will take appropriate action to resolve the issue.
  • Consumer Contracts (Information, Cancellation, and Additional Charges) Regulations 2013: Bespoke and made-to-order items are exempt from the standard 14-day cancellation period for online purchases. However, your rights remain protected if the product is faulty or does not conform to the agreed specifications.
