1. Model selection, customisation & order placement

  • Select the Zermatt model, sized for up to five people, which includes an integrated changing room.
  • Review all customisation options carefully (finishes, heater type, glazing, layout, final dimensions). Because the unit is made‑to‑order, you must confirm and lock in specifications before fabrication begins.
  • Once you place your order and payment is processed, you will receive an order confirmation stating your model, finishes, specifications, and order reference.
  • Note: After fabrication begins, you will not be able to cancel due to a change of mind or obtain a refund unless a proven manufacturing fault is identified. The bespoke nature of the product prevents a refund once it has been built. Your rights remain the same regarding manufacturing defects.

2. Manufacture & quality check

  • Your sauna is handcrafted from premium materials, including cross-laminated timber (CLT) walls, roof, and floor panels (approximately 60 mm thick), for strength, insulation, and durability.
  • Panoramic glazing, high-performance heating (with a choice of wood-burning or electric sauna heater), and a dedicated changing room are built into the unit.
  • Before shipment, the entire cabin is inspected in the factory to ensure structural integrity, consistent finishing, glazing fit, panel alignment, correct benching, and that electrical or heating systems are factory-installed and tested.

3. Delivery organisation & unloading logistics

  • The finished sauna is delivered fully assembled or flat-packed (depending on access to your property; we always recommend flat-pack). Because it’s bulky and heavy (often weighing over 1 ton for this model), unloading and placement are not included in the base price and are an additional cost to be discussed and quoted separately.

You must arrange:

  • Clear access from the delivery vehicle to the final site (sufficient gate width, clear path, no overhead obstructions).
  • Suitable ground or base ready for location (see next section).
  • We will organise handling equipment or personnel if needed: a forklift, HIAB (truck‑mounted crane), or a standard crane, depending on site obstacles or proximity to the road. This is done for an additional cost
  • A staging area to temporarily place the unit if immediate final positioning is not possible (weather protection, safe terrain).

      On delivery day:

      • Inspect the delivery vehicle and module(s) for exterior damage before unloading. Notate any dents, damage, or water ingress on the delivery paperwork.
      • We will supervise the unloading and movement of materials onto the base. Ensuring a safe method—no dragging over uneven ground, no tilting or abrupt handling. Use lifting equipment if required.
      • Move the unit into the final position. Secure it according to the base instructions (anchor points, if required).
      • If the site requires a special lift (over roofs, fences, or upper terraces), you will need to book the crane or telehandler in advance—additional costs and logistics apply.

      4. On‑site base & preparation

      The site must meet the following preconditions before the cabin is positioned:

      • A level, firm, and dry base capable of supporting the full weight of the unit and occupants. Often, a reinforced concrete slab or pavers are over a compacted substrate. The base must be flat within a few millimetres to prevent stress on panels/glass. The base must be capable of handling 1 ton of the sauna weight plus occupants, approximately 1.75 tons 
      • The base frame should ideally be positioned above ground level to avoid exposure to ground moisture. Use a water‑resistant strip (e.g., bitumen or membrane) between the frame and ground to prevent direct wood‑to‑soil contact.
      • Ensure adequate clearance and ventilation around the cabin: maintain space for maintenance access, heat dissipation, and safe user entry/exit.
      • Prepare a dedicated electrical supply: For outdoor saunas, a qualified electrician must install a circuit appropriate for the heater type (voltage, current, protection devices). Ensure the supply enters the cabin in accordance with the manufacturer's instructions.
      • For wood-burning heater options, prepare the chimney route, ensure clearance from combustibles, and verify external venting and local authority compliance if required.
      • Check local planning or building regulations for outdoor structures (especially if near boundaries or in conservation areas).
      • If you do not prepare the base and services as required, installation may be delayed, extra costs may apply, or the warranty may be voided.

          5. Installation, connection & commissioning

          After the unit is in place:

          • A professional installer (electrician/plumber/heater specialist with sauna wiring experience) connects the heater system, electrical controls, lighting, ventilation, and any external finishes.
          • For wood-burning, install and test the stove, chimney, heat shielding, and flue termination to ensure compliance with fire safety regulations.
          • For an electric heater, connect the control panel and wiring, and then check the RCD/fuse. Ensure correct ventilation and air supply.

          Commission the sauna:

          • Heat the cabin from empty to full operational temperature to test insulation, heater performance, thermostat, control systems, bench comfort, and glass integrity.
          • Check glazing and seals for steam or heat leaks.
          • Test the changing room space: seating, lighting, ventilation, and door movement.
          • Confirm drainage/ventilation path if provided (for sweat/steam exit, moisture control).
          • Once all tests are completed and satisfactory, you may start regular use.

          6. Warranty & after‑care

          • The product comes with a manufacturer’s warranty covering defects in materials, craft, structural panelling, plumbing/heating assemblies, and factory‑installed systems (typically 2 years for this model).
          •  Warranty does not cover: damage from incorrect installation, misuse, environmental damage (storms, snow overload), normal wear and tear (wood expansion, discolouration), or unauthorised modification of the structure or systems.

          You must maintain:

          • Record of professional installation (electrical certificates, base preparation photographs).
          • Proof of purchase and delivery documentation.
          • Adhere to the maintenance schedule: clean benches and interiors regularly, inspect glass seals, check ventilation openings, ensure heater stones or the unit are serviced as recommended, and monitor for condensation or moisture ingress.

          If you discover a defect:

          • Report within the warranty period with description and photographs.
          • The manufacturer or authorised agents may handle repairs or replacements; labour and travel charges may apply after the first year.

          7. Returns & made‑to‑order policy

          • Because this sauna is made‑to‑order, once fabrication begins, you cannot cancel the order or obtain a refund simply because you changed your mind.
          • Returns are generally only accepted if the product is faulty or not built to the agreed specification.
          • To avoid issues, review all specifications, site readiness, base dimensions, and access conditions before placing your order.
          • Any return accepted may be subject to transit costs, repackaging charges, or condition checks.

          8. Enjoyment & ongoing maintenance

          • Once fully installed, you will have a luxury outdoor wellness cabin that accommodates up to five people, complete with a dedicated changing room. Enjoy full sauna sessions, relaxation, and social wellness in high‑quality panoramic timber construction.
          • Use the cabin as designed: preheat, enter the sauna room, change in the adjoining room, exit safely, cool down, and repeat the cycle as desired.

          Maintenance tips:

          • After each use, open the door and ventilation to allow moisture to escape and dry out the interior.
          • Wipe benches dry and ensure that glass and timber are kept clean; treat timber as recommended (apply suitable oil/wax where needed).
          • Check ventilation and any external flue (if wood‑burning) regularly, and clear debris.

          All electrical work is the customer's responsibility. The Genevas Zermatt 5 Person Outdoor Sauna with Changing Room is available with two heating options — the HUUM HIVE Mini 11 kW Electric Sauna Heater or the HUUM HIVE Wood 13 Wood-Burning Stove. Each option has different installation and power requirements that the customer must arrange.

          Electric Sauna Heater (HUUM HIVE Mini 11 kW)

          This model requires a dedicated electrical supply capable of supporting 11 kW of power. It can be configured for either single-phase 230V or three-phase 400V installations, depending on site conditions. The supply must include:

          • Correctly rated MCB and RCD protection.
          • Select the appropriate cable size based on the heater load and the distance from the consumer unit.
          • Installation of the UKU Local Control unit, lighting circuits, and any additional electrical components.
          • All electrical work must be completed by a qualified NICEIC-registered electrician, following BS 7671 (IET Wiring Regulations) and Part P of the UK Building Regulations.

          Delivery & Installation +

          Delivery Logistics & Unloading Procedures

          Units are delivered either fully assembled or in large modules, depending on site access limitations and unit dimensions. Given the substantial size and weight of the structure (typically exceeding 3 tons), unloading and final placement are not included in the standard purchase price. The client is responsible for any costs associated with specialised lifting equipment or supplementary labour. (Note: Our team can facilitate these arrangements for an additional fee upon request.)

          Pre-Delivery Client Responsibilities

          Prior to the scheduled delivery date, the client must verify and prepare the following:

          • Vehicular Access: Ensure clear access to the delivery point, including adequate road conditions, sufficient gate width, adequate turning space, and no overhead obstructions.
          • Staging Area: Prepare a designated staging area or establish a clear, unobstructed path from the delivery vehicle to the final installation site.
          • Unloading Equipment: Arrange the necessary equipment and workforce for safe unloading (e.g., forklift, HIAB truck crane, or mobile crane) based on the distance from the road, changes in terrain elevation, and physical obstacles.
          • Weather Protection: Provide temporary weather protection for the modules if immediate installation is delayed.
          • Crane Requirements: If site conditions necessitate a crane (e.g., navigating slopes, lifting over fences, or accessing confined spaces), the client must independently schedule it and assume all associated costs and liabilities.

          Delivery Day Protocol

          • Unloading & Inspection: The delivery team will safely unload the modules onto the prepared base or staging area. The client must conduct a visual inspection for structural damage, dents, or water exposure before the unit is moved from the truck. Any issues must be documented immediately on the delivery receipt.
          • Site Transport: Upon arrival, the designated installation team will transition the unit to its final location utilising appropriate equipment. (Warning: Rough handling or improper tilting of large modules may result in structural panel damage and will void the manufacturer’s warranty.)
          • Positioning: The installation team will position, secure, and level the unit in strict accordance with the manufacturer's guidelines, including any necessary anchoring and underside protection.

          Site Preparation & Foundation Requirements

          The longevity and structural integrity of the unit rely heavily on a properly prepared foundation. The base must adhere to the following specifications:

          Structural Integrity

          • Level and Flat: The surface must be level to within a few millimetres to prevent uneven stress on structural panels, glazing, and door frames.
          • Load-Bearing Capacity: The base must be firm, dry, and capable of supporting the combined weight of the structure (approx. 3 tons) plus the maximum occupant usage load.
          • Moisture Protection: The foundation must be elevated above ground level or feature a damp-proof membrane/bitumen strip to prevent moisture ingress into the base timber.

          Clearance & Environment

          • Operational Clearance: Maintain a clear perimeter around the unit to ensure proper ventilation, maintenance access, safe door swing, and external clearances.
          • Environmental Factors: Final positioning must account for local environmental variables, including prevailing wind exposure, roof snow load capacity, roof drainage trajectories, and surrounding landscaping.

          Utility Preparations

          • Plumbing (Shower Room Units): Adequate drainage or a floor water exit must be established prior to installation. An external water supply must be accessible and prepared for shower connections.
          • Electrical Supply: A dedicated electrical circuit must be installed by a certified electrician. This includes appropriate voltage/current ratings for the heater (electric or wood-burning control systems), RCD/fuse protection, correct cable sizing, and full compliance with local electrical regulations.
          • Flue Routing (Wood-Burning Units): The designated route for the chimney/flue must be prepared in advance, strictly adhering to required clearances from combustible materials, external venting protocols, and local fire authority regulations.

          Installation, Connection & Commissioning

          All final connections and system testing must be executed by a qualified installation professional. The commissioning process includes:

          System Connections & Fit-Out

          • Heater Systems: Complete installation and connection of the heater (electric or wood-burning), including electrical wiring, control panels, thermostats, ventilation air supply, and chimney/flue integration where applicable.
          • Plumbing: Finalise shower room plumbing, including hot/cold water supply integration, shower tray installation, drainage connection, joint sealing, and shower fitting assembly.
          • Interior Fit-Out: Install and secure lounge and sauna room benches, lighting fixtures (including dimmable LED systems), glass doors, and ventilation registers; verify all structural insulation.
          • Structural Securing: Perform final levelling and securing of the entire unit. This includes affixing anchor points (if specified) to guarantee safe door operation, bench stability, and proper safety clearances.

          Testing & Handover

          • Dry-Run Commissioning: Conduct a comprehensive, unoccupied test run to verify that:
            • The heater achieves the specified sauna temperature.
            • The thermostat reads and responds accurately.
            • Glass seals and thermal barriers remain fully intact.
            • Ventilation systems operate efficiently.
            • Shower water flow and drainage function without leaks or pooling.
            • All electrical controls operate safely and correctly.
          • Client Handover: Upon successful commissioning, the client will receive the operation manual, heater instructions, care and maintenance guidelines, and a comprehensive safety briefing.
          Warranty +
          • The Genevas Modular Sauna comes with a 2-year manufacturer’s warranty, ensuring peace of mind and long-lasting quality. This warranty covers defects in materials and workmanship under normal residential use, starting from the date of delivery.
          • Covered under the warranty are the structural CLT (Cross Laminated Timber) panels, Thermoalder benches and seating, as well as all factory-installed systems and components. This includes the Harvia wood-burning heater, boiler, ventilation system, shower set, shower trays, integrated water systems, and all electrical systems with dimmable LED lighting.
          • Please note, the warranty does not cover issues arising from improper installation, normal wear and tear (such as minor wood warping or discolouration), neglect, misuse, poor maintenance, or damage caused by environmental factors like storms or excessive snow. It also excludes unauthorised modifications or the addition of third-party products after delivery.
          • Should a fault occur, all warranty claims must be submitted directly to Balance Recovery within 30 days of the issue being discovered. Claims must include a detailed description and clear photographs of the defect. Any repair work must be carried out either by Genevas or an authorised service partner unless agreed otherwise in writing.
          • For the first 12 months following delivery, all repair, replacement, shipping, and labour costs are fully covered. From months 13 to 24, replacement parts are provided free of charge; however, shipping and labour costs may apply.
          • This warranty is non-transferable and applies only to the original purchaser at the original installation address. Genevas liability under this warranty is limited to the original purchase price of the sauna and does not extend to any indirect or consequential damages.

          We take pride in delivering high-quality, made-to-order saunas designed to meet your unique specifications. Because each sauna is individually crafted, our returns and refund policy reflects the bespoke nature of these products.

          Why Returns Are Limited for Made-to-Order Saunas

          Each sauna is custom-built according to specific customer requirements. As these items cannot be resold or restocked, we are unable to accept returns or offer refunds once the production process has begun.

          Please review all details of your order carefully before confirming, including dimensions, features, and finishes.

          • Our Policy in Detail: Customisation Acknowledgement: By placing an order, you acknowledge that your sauna is a bespoke product created to your specifications.
          • Non-Returnable Items: Once production has commenced, cancellations, returns, or refunds are not permitted unless the product arrives defective or damaged.
          • Damaged or Faulty Products: If your sauna arrives with visible damage or a manufacturing defect, please notify us within 48 hours of delivery.
